Our goal is to provide a better renovation experience for homeowners offering three main options:

1.) Act as a Renovation advocate working directly for clients in the North Dallas area planning and managing their entire renovation project (limited projects taken each year to assure quality service)

2.) Act as a Consultant  for clients in the North Dallas area at the beginning of their renovation project helping them build a detailed budget, design and schedule so that they can oversee their renovation and be their own general contractor.

3.) Provide online information helping homeowners across the country plan and manage their own renovation project giving an insider’s view into the world of General Contracting.

If you are a contractor or designer you know, the biggest challenge in providing the best service to our clients are all of the small things that have to be planned and managed in order to keep the project moving forward.

Happy Renovations is an independent project management company.  We can work seamlessly with your company as an assistant to your clients guiding them from budget and design through to product choices and gathering so that you can focus on what you do best.

In addition, we can offer solutions to managing projects and clients in a more efficient manner so that projects are finished on time and so you can focus on completing more projects.

Real Estate Brokers and Agents

The founder of Happy Renovations is a Realtor and knows the challenges Realtors face when helping homeowners get their house ready for market. We assist Realtors, offering ideas and costs of renovating whether a client is buying or selling. These services can also be used to help Realtors secure business.

We are not fans of renovating to sell. 

At Happy Renovations, most of our work entails ripping out perfectly good cabinets, counter tops and flooring in order to create a space in a recently purchased home that better fits the buyer’s style. Often, the seller renovated the home to help sell the property. 
 

Instead of the seller investing money that doesn’t guarantee a 100% return,  we help sellers create a virtual space showing buyers the potential of a home while also considering what most buyers in the area. This includes a detailed budget and allows the buyer to choose their own materials and the final layout that best fits their needs.  

We have a Realtor rate card offering lowering rates to help in consulting, staging, handyman, painting and turn-key make-ready services.

Real Estate Investors  

We specialize in turn-key full-home renovations. Our strength is providing high-end or high-end looking design within the needed budget. We are EXCELLENT at staying within budget. Our current average turnaround of a full property is three months or less. Our founder is a Realtor and always on the lookout for investment properties if you need help finding a property.

Turn-key Process:

Step 1: Review your Buy Box and create prospecting plan to find properties.
Step 2: Create a design plan, budget and schedule for prospected property before it’s even purchased. 
Step 3: Negotiate the purchase of the property.
Step 4: Schedule and manage construction of the property based on the approved budget and design. 
Step 5: We advise marketing the property in the community and online before the renovation is finished to create urgency and attract buyers who might want to choose finish-out products. 
Step 6: List the property for sale, holding Open Houses and marketing the property.

All investor properties include two hours of handyman services every quarter the first year and a one-year warranty on all labor that can be used to help sell the property.
