Flat-Rate Renovation: Going Flat Trims the Fat
It is hard to find a positive angle on, “Hey, we’re going to tear up your house, create dust everywhere, put our tools all over your garage and make you eat out of your bedroom for four weeks while you have to wash dishes in the bathtub. Sound good?”
Sure, the end result makes everything worth it, but getting through the thick, thorny, stickery and stinky brush that is the process to get there…not fun at all.
Trying to help clients navigate this rough terrain has forced me to take note of a few things in search of a solution.
One. It takes forever (FOR-EV-ER) to put together a budget for a client each time. This is why so many contractors either send incomplete bids or don’t send a bid at all after meeting with you.
Two. Every time I create an itemized budget for a project, the bottom-line is similar to past jobs I have done – no matter the size of the space.
Three. Most tradesmen, even general contractors, are focused on one thing – their trade and completing the task at hand. Service is secondary.
Four. Time is rarely accounted for in renovating. The longer your project takes, the more you are paying your contractors (unless, they are working for free). Homeowners and contractors alike don’t seem to connect this reality.
Five. Homeowners want quality work, completed in a reasonable amount of time at a fair price.
These observations led me to reflect back on my own personal renovation projects.
Each time, I had a budget in my head.
Each time, I got frustrated with my contractors because they didn’t seem to value my time.
Each time, I was absolutely stressed running around putting out “product fires” gathering materials for my contractor that I didn’t even know they needed until five minutes before they were all set up and ready to install.
Each time I felt as though the communication was not clear and that we were just flying by the seat of our pants with a very loose plan and (they seemed to think) very loose budget.
I never, ever, had a real happy renovation.
That led me to the Flat-Rate Renovation. I took the bottom lines that I see most often in putting together complete budgets, applied what it takes to provide the level of service I want to provide and came up with a flat-rate pricing system.
It’s straight-forward.
Our fees are built-in so that we can help you budget where needed in order to get exactly what you want and can afford. The bottom line doesn’t change unless you specifically add an upgrade or if we find unexpected savings. We have enough time built in to deliver a quality renovation, but not so much time that you are paying more than needed. And, our process is simple.
There’s not much we can do about the dust and disruption, but at least we can try to make the rest of the process less stressful.
