Our Flat-Rate-Renovations are intended to make renovating for homeowners simple. Most general contractors who have been in the business a while will tell you that there really aren’t that many surprises when it comes to renovating. Variation in budgets come with the client’s product choices. The following packages are the totals that we see most often when renovating spaces. These budgets allow for us to design, plan and manage your project giving you the best service possible. Each budget includes a product and labor budget that can be adjusted up or down depending on your style and needs.
Powder Bath Renovation
Includes construction materials, demolition, disposal, plumbing, electrical, paint and texture, tile/wood floor installation, new baseboards and crown molding, toilet, bathroom vanity, vanity countertop, one sink (undermount or vessel), one lighting fixture, floor material (tile/wood), bathroom faucet, mirror, paint, towel/toilet paper hardware, door/drawer pulls, design, management, complete installation and a plush guest hand towel, hung and ready to use.
Standard Installation Time: 2 weeks
Total Cost: $13,500
Guest or Kid's Bathroom Renovation
Includes construction materials, demolition, disposal, plumbing, electrical, paint and texture, tile/wood floor installation, new baseboards and crown molding, toilet, shower build-out (bathtub can be converted to shower) bathroom vanity, vanity countertop, one sink (undermount or vessel; two sinks for jack and jill), two light fixtures, shower surround tile, shower faucet, frameless shower door, floor material (tile/wood), bathroom faucet, mirror, paint, hand towel/towel/toilet paper hardware, door/drawer pulls, design, management, complete installation and a set of plush bath and hand towels, hung and ready to use.
Standard Installation Time: 3 weeks
Total Cost: $19,500
*Please note there is a savings (apx $2750) for installing a new bathtub vs. a shower. Additional costs in converting a bathtub to a shower could occur if the condensation line for your air conditioner needs to be relocated.
Full Master Bath Renovation
Includes construction materials, demolition, disposal, plumbing, electrical, paint and texture, tile/wood floor installation, new baseboards and crown molding, toilet, double sink bathroom vanity, two sinks (undermount or vessel) vanity countertop, two bathroom faucets, large shower build and finish out, shower head, drain, frameless shower door, new bathtub, bathtub surround, bathtub faucet, two lighting fixtures, four can lights with LED trim, floor material (tile/wood), bathroom faucet, mirror(s), paint, towel/toilet paper hardware, door/drawer pulls, design, management, complete installation and a set of plush master bath towels, hung and ready for use.

Total Cost: $27,750
Full Kitchen Renovation
Includes demolition, disposal, plumbing, electrical, paint, texture, tile/wood floor installation, new baseboards, crown molding, cabinets, stone countertop, tile for backsplash, faucet, two light fixtures, four can lights with LED trim, door/drawer pulls, design, management, complete installation and a dish towel.

Absolutely! Our budgets are divided by labor, management and products. We help you choose products that will achieve your perfect space within your budget.
Great! It’s always better to come in under budget. The flat rate budget doesn’t necessarily mean that you will spend every dime and it doesn’t mean you can’t go over. The flat rate budget is meant to set a realistic budget based on the many spaces that we have created and managed.
The flat rate is meant as a starting point to assure that you have enough budget for labor, basic materials and a happy renovation experience. This is a starting point for a high-end space. Items like a pot filler, hand-painted tile, new vent-hood installation, gas stove, rainhead shower or heated floor are examples of extras that would add to the cost. However, if you wanted a pot filler, for example, but still wanted to stay within the flat rate, we would look for other areas to save to make up for those costs. It’s all about transparency and giving homeowners traction in their renovation project
Absolutely! We work on budgets at Happy Renovations, not estimates. This means that we line-item every product and the labor associated for you to sign off on. As decisions are made and products are purchased, you get to see the cost by line in your budget.
