Do you work with any Realtor?
NO! Because all of our consultations are conducted by a General Contractor and designer who is also a licensed Realtor, it’s best to contact us before you hire a Realtor. If you’ve already signed with a Realtor, we won’t be able to assist you. We only work with a handful of Realtors. You don’t have to sign with one of our Realtors after the strategy session. We can help build a custom strategy plan for you and your house, then you can hire your Aunt Sally if you want!
Why Don’t You Work with Any Realtor?
We have a very specific process that depends on Realtors with a more modern real estate philosophy. This requires a Realtor with a better defined pricing structure who understands that a well prepared house will sell quicker and need less time from them. The goal of our entire team, including the Renovating Realtors that we work with, is to help buyers and sellers find more equity. Some of this equity comes from the old school commissions that Realtors have always collected.
How Much Does Your Make-Ready Service Cost?
Our make-ready service starts at $1800. It includes two days with a handyman to get your house inspection ready; basic staging; and a deep cleaning with our construction cleaning crew. If additional work is needed to get your house ready, we put together an itemized list of suggested work. Basic front porch prep is included in our $1800 package, but not landscaping.
Can I Pay for Make-Ready at Closing?
Yes. If you use one of our Realtors, you can pay 3% commission to the listing agent and the basic $1800 make-ready will be taken out of your closing proceeds. If the make-ready costs more than $1800, more than the 3% make be paid out at closing.
Do You Loan Money if I Want to Flip My Own House?
Yes. If you want to Flip Your Own House but need help raising capital. We have investors who partner with us at a 10-12% short-term rate. These investors are reimbursed at closing.
Do You Renovate Kitchens or Bathrooms? Or Only Fully Houses?
We are focused on helping homeowners find more equity in their current house or a home they just bought. This includes make-ready services and full-house renovations. The only smaller projects we take are for repeat clients and, when available, referrals. We do not believe in half-ass updating to sell! Either do a basic make-ready with small touch-ups or do it all! One updated bathroom or kitchen is not going to help sell your house or get you more money.
